You have chosen a data center that you think works best for your company. It fits all the criteria that you had for making your choice. Now throw one more wrentch in that plan. Is the data center close to any public rights-of-way?
It might sound far-fetched, but if your data center is near railroad tracks, interstates, utilities, or even state highways, you are at risk of eminent domain. In most cases, you will have some amount of time to come up with alternative solutions so that you can move your equipment and data; but why even chose a data center that might be at rist for eminent domain in the first place. Why risk the down time?
Location, location, location. It holds true for your home, your office, and your data center. Your chosen data center should be easy to get to- but not too easy. It's one thing to be close to a highway. It's another to be located on the highway!
